Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. My wife likes the house at 77 Deg. and my son likes 70 Deg. in his room so I decided to purchase a Mitsubishi 9000 BTU mini split. The unit arrived as promised and was well packed. The long cable duct was missing, but was then shipped immediately without charge. The unit was easy to install per the included instructions. Its difficult to believe I am the first to review this product. However this thermostat is difficult to program and seams to defy reason, when in heat mode and should be using the compressor unit outside to produce heat, it instead will be making expensive heat with AUX electric heat. I will probably dump this thing and get one I can understand how to use effectively.

I ordered 5 of these mats to heat a sunroom of ~10'x12' size with a standard osb subfloor and tile floor. The mats were delivered quickly and appear very robust in construction. Ample instructions on how to install are included and the installation is proceeding quickly with no issues.
